I joined Stockport homes group in April 2022 as the voids service manager for three sixty, I have over 20 years’ experience in social housing firstly with a trade background then later moving into management within the repairs and maintenance setting specializing in the turnaround of void properties and the management of trade operatives and sub-contractors.
The main part of my role is to directly manage our dedicated three sixty voids team consisting of 7 operatives, working alongside 2 work planners and numerous sub-contractors to deliver a first-class voids repair service to our customers, ensuring our empty stock is being repaired to an excellent standard, quickly and safely allowing the wider business to be able to provide excellent homes to our customers. All void works are completed as quickly as possible to ensure we maintain a quick void turnaround delivering an excellent above-average housing benchmark 11-day average turnaround time. All works are managed closely ensuring all safety regulations are adhered to with all operatives having site safety inspections on a regular basis. All of this is achieved by working closely with other teams across the wider business of Stockport Homes such as the Property Management Team, Tech Teams, and the Health and Safety team.
I regularly also assist the Temporary Accommodation Team when required providing trade labour using my void team and sub-contractors to help with some of their larger repairs, this enables the Team to provide increasingly high-demand temporary accommodation to their customers.
The Three Sixty Responsive Repairs Plastering Team is also responsible for delivering an appointment service to our customers. The works can range from small patch plastering jobs to complete rooms and on occasion can also include damp courses works which all have to be closely managed to ensure the operatives work to an excellent standard, be customer focused ensure all works are carried out in a safe and tidy manner, which is not always easy with plastering work dependant on the scale of the works.
It's a busy and challenging job but also an enjoyable one where no two days alike.
